Independent Property Analysis

Mazzola Appraisal Service, Inc. offers a service for real estate brokers and homeowners called Independent Property Analysis. The service provides a independent property analysis for a variety of purposes. The document is custom designed by Mazzola Appraisal Service, Inc. and is offered in three different forms.

A Desktop Independent Property Analysis is created without a property inspection. Information is collected primarily from the El Paso County Assessor’s office, the Pikes Peak Association of Realtors Multiple Listing Service and the homeowner and/or real estate broker. Data is collected on the subject property and comparable sales are analyzed and adjusted in a Microsoft Excel worksheet and communicated in a Microsoft Word document. A price opinion is estimated based on the amount of information available to the appraiser without doing a property inspection. This document is most reliable on homes that are of average, tract quality and have a large volume of similar sales in the neighborhood.

An Exterior-Inspection Independent Property Analysis is created in the same manner as a desktop analysis, however it includes an exterior inspection of the subject property and comparable sales. The document is complete with photos of the subject and the sales and gives the appraiser the advantage of personally viewing the properties which may reveal any positive or negative attributes to the subject and sales.

An Interior-Inspection Independent Property Analysis is the same format as above but includes an interior inspection of the subject property. This is the most reliable method of data collection and allows the appraiser to give a complete analysis of the subject property.

This service is beneficial for many situations including:

  • Real estate brokers assisting homeowners with listing their home for sale.
  • Homeowners interested in selling or refinancing their home.
  • Real estate brokers as a marketing tool and service to their clients.
  • Real estate brokers helping buyers make an offer on a property.

It is noted this service is not an appraisal completed on an approved appraisal form for federally related transactions. However, if the service is purchased and a full appraisal is eventually needed, the cost of the Independent Property Analysis will be credited to the cost of the appraisal.

It is important for desktop and exterior reports for the client to give a detailed description of the property. This may result in a more accurate report.

Important descriptions include: finished basements, additions, decks or patios, bedroom and bathroom counts, significant remodeling, recent updating, builder upgrades, mountain and city views, etc. Please be descriptive as possible about the property.
